Most residential decks require a building permit. Always check local codes for ledger attachment requirements, post sizing, and footing depth (which must extend below frost line). A 12 ft wide deck on 16" OC joists typically uses 2×8 joists for single-span construction.
For composite decking, always follow manufacturer recommendations for gap spacing — composites expand more than wood in heat. Composite can also require blocking at the middle span to prevent bounce.
